What have we been doing the past 12 months?!

Getting back to our core services! 📍 Sourcing ✅ Project Management The past year we have focused on sourcing again, mainly land and commercial to residential conversions for investors. The reason for this (other than we really wanted to) was lockdown virtually wiped out the market of normal houses we used to invest in regularly. Unfortunately it also forced us to close the construction company we bought in 2019 before it had a chance to get going properly, so we turned our attention back to our main business, and get back to what we’re good at - sourcing and PM. House prices went up, but not rents, so this dried up the lower end of the market where we buy poor condition houses to turn into premium HMOs. We couldn’t find anything at a decent price to buy for you, our investors.

Naturally, we looked up to commercial property where prices were actually falling, but the spaces are big, resulting in a very cheap £/sqft! This made the deals great, but being larger, they were hard to find and even harder to buy because of each deals uniqueness.


It’s been a challenge, but it’s opened us up to bigger investors, and great new contacts. Having said that, we have missed our bread and butter HMOs, and I’m pleased to say they are coming back now! We’ve had to uphold some confidentiality with the land and commercial deals with some of our bigger investors, but fortunately most private individual investors love to show off their projects to the world. Boy, are we looking forward to showing you some great upcoming projects again!

We've moved to a new office space with Cubo Work in Nottingham City Centre! They are a Derby based property investment company who operate serviced offices and student developments across the East Midlands.

Off-plan flats are a great way to gear your portfolio towards lower risk investing, especially in the current market where material prices have TRIPLED in some cases, and a labour shortage is still plaguing the construction industry. We have been working with well established, local developers, who we have completed successful purchases from ourselves, to bring some nicely discounted single let flats to our clients at great prices. The reason we explored this option was because we found we couldn't even build them for what our partner were offering them to us for sale for, so why try beat them when you can join them! More to follow on that front...
